Buy-to-let apartments

The Problem
A developer had ten two-bedroom apartments, which he had developed and let. However, problems arose as he neared the end of his loan agreement with the bank. The bank was not willing to grant a new loan, and was in the process of foreclosing and repossessing the apartments.

Our Solution
AMS stepped in and funded the developer’s repayment of debt to his bank preventing the repossession. The developer was then able to sell three of the apartments, and secure buy-to-let mortgages on the remaining seven repaying AMS.

The Future
The developer was able to deal with the restructuring of his existing borrowings on his own terms retaining the ownership of seven apartments as a long term income producing investment.

Wind turbines

The Problem
A landowner wanted to install a wind turbine on his land but could not secure funding from his bank until the turbine was operational and income producing.

Our Solution
AMS funded the purchase and installation of the turbine.

The Future
Once commissioned and registered with the FIT scheme the landowner’s bank readily refinanced the turbine repaying AMS. The landowner now benefits from a 25 year inflation linked investment.

Barn conversions

The Problem
The bank would not grant a farmer the funds to create two three-bedroom barn conversions on his farm. This was due to his inability to service the debt.

Our Solution
AMS funded the barn conversions.

The Future
On completion of the barn conversions the farmer let the properties and secured two buy-to-let mortgages repaying AMS and strengthening his existing agricultural business with a more diversified income stream.

London Prime

The Problem
A landlady achieved planning consent to convert and extend a London property into four apartments. Her bank would not fund the development despite the predicted development profit and rental returns.

Our Solution
AMS funded the development.

The Future
The development was completed on time and within budget. The apartments let quickly and the landlady secured funding from her bank to repay AMS. The four apartments have enhanced the landlady’s rental and capital portfolio.
